We all know that ‘first impressions” are critical and lasting. Thus the entrance becomes of great importance in presentation. Is it well designed with a monument or some other significant, memorable signage or identification? Is there professional landscaping? Are both well maintained?

When prospects enter the neighborhood or development, do they experience a clean, green environment with good landscaping and a well maintained streetscape. Can they easily find their way and understand any message you are trying to convey? If not you need to seriously evaluate your descriptive, informational, regulatory and way finding signage. It is also a big plus if the prospect finds neighbors visiting with neighbors, or kids playing, which give the appearance of a family-friendly place to live.

Amenities are an important selling point and a critical element in presentation. Are your pool, clubhouse, tennis courts, and playgrounds clean and well-maintained? Are these amenities actually being used by your residents?

If you pass the test regarding all of the above considerations, the prospect is finally looking at the exterior of your buildings or homes. Again, good presentation demands that you display quality materials on well designed and maintained structures. And then the real test comes when your interiors are finally unveiled. Again, as with the entrance, the first impression needs to be “wow”. This is accomplished through good interior design, professional decorating, excellent layout, quality materials and attractive fixtures.

From beginning to end, it’s all about PRESENTATION. Only after the prospect is satisfied with the majority of the above considerations will a positive decision actually be made.
